What a story! I had taken on a listing that was recently listed 3 times before with another realtor, to no sale.
Listing 1 – $2,199,000 (78 days)
Listing 2 – $1,999,000 (38 days)
Listing 3 – $1,999,000 (14 days)
This home was on the market for a total of 130 days with a top realtor, who even appears on television, without a sale.
Out of frustration, the sellers came to me.
I overcame the stigma of the home having been listed before with a fresh, new staging and marketing plan.
The result, I had sold 1514 Princeton Crescent in Oakville for $2,330,000. This was $331,000 over ask. Experienced negotiation strategies were essential, as the process went on late into the night.
Few agents could have pulled this off, and that represents the current state of the market. Yes, you can get an amazing price, but you need a seasoned expert to do it. Record prices are not automatic just because you list with anyone in what appears to be a strong seller’s market. You need someone who will make the extra effort and get the deal done.
