Today, we had talked about the common questions of how to approach renovations.
Here are our tips:
1) First meet with your realtor (That’s me!) to discuss the investment you wish to make. For example, renovating your current home or condo might be a good idea, but, in the end, you are still in the same space. With proper guidance, you can decide if that money is not better spent upgrading to a new, larger home or if the investment you intend to make will justify a proper return.
2) Meet with an experienced designer (That’s Ramsin) to properly plan and design your renovation to your budget. This can be broken into two parts, the creation of a timeless design and a thoughtful plan and process for the renovation. For example, you might renovate the bathroom not realizing that the shower liner needs to be replaced. These little things can be costly and experience is what saves you a lot of money in the end, even if it costs a little more in the beginning. Most importantly, you will know it was done right and done to last.
3) Do not follow the crowd. Ignore what your neighbor did, what you saw on TV, or what the Home Depot guy tried to sell you. Good design is timeless, and it considers space continuity, use, form, and function. In the early 2000s, everyone thought Jatoba wood floors were cool. Today, they are viewed like carpet. A good designer will help you avoid fads in favor of timeless solutions. 80-year old homes in Rosedale have stood the test of time better than homes from the 70s because of good timeless design.
4) Top quality is top quality, cheap is cheap, and fast is fast, but you cannot have all three. You also have to be aware of where you are going to compromise and accept those compromises. Maybe you will pick more modest cabinets in favor of a better countertop and better appliances.

Tip of the week: If you are living in a condo, consider installing a central humidification system. Not only is this a critical solution for the protection of your wood floors and cabinetry, but also, most importantly, it will serve your health the most!

I had the good fortune of meeting Martino, the original Site Clerk for Bramalea for the construction of Palace Place. When Martino was 19, he had landed a dream job with Bramalea. He was onsite for every day of the construction of this now iconic landmark. It was amazing to share stories and learn new ones. People make the mistake thinking Palace Place is just another condo or the second Pier. When you learn of the advanced methods and technologies used in the construction of Palace Place, you really begin to appreciate its unrivalled reputation of excellence in the construction industry.
