In what was just an awful year for the real estate market, I am deeply grateful to have achieved these milestones for 2022!

This is somewhat embarrassing, isn’t it?

Looking to Buy or Sell at Palace Place and Palace Pier, then you MUST read this.

It never ceases to amaze me that hardworking homeowners can foolishly list their condominiums with realtors who cannot even be bothered to identify the condo building and amenities correctly.

In some cases, even after more than 140 to almost 200 days on MLS, these homeowners wonder why their properties are not selling when every other listing has sold. Instead of doing basic due diligence to ensure that their listing details are correct, they instead wonder why their property is sinking like the Titanic and being completely ignored by the professional realtors who dedicate their entire careers to the neighbourhood.

Sadly, there are realtors who just don’t care.

Case in point, there are signifiant differences between Palace Place and Palace Pier. This blog was founded over 25-years ago specifically to raise awareness over them.

  • Palace Pier - 2045 Lake Shore Boulevard West, Toronto ON

The address for Palace Place, the newer tower closer to the water, is 1 Palace Pier Court.

The address for Palace Pier, the older tower closer to the highway, is 2045 Lake Shore Boulevard West.

These two condos are completely separate buildings built by separate developers, offering different services and amenities.

Buyers need to know what they are actually buying. It will only help sellers achieve a higher price and avoid claims of false advertising.

Let’s take a look at just some of what realtors get wrong over and over again.

Completed in 1993, at a record $200-million, Palace Place was built by Bramalea Limited, Canada’s largest builder at the time. Palace Place is not “the second Pier” or “the South tower,” it was built to set a standard and example for condominiums in Canada.

From its caisson foundation that garnered headlines from around the world to its unique curtain wall enclosure, the construction of Palace Place bears no equal.

Palace Pier had been developed by Max Tanenbaum, a businessman in the steel and construction industries, who had also built Sutton Place Hotel.

Who has a tennis court?

Palace Pier Tennis Court

Only, Palace Pier, 2045 Lake Shore Blvd West, has a tennis court. This court is not shared with Palace Place. It is only for the use of Palace Pier residents.

Palace Place Putting Green

Instead, Palace Place, 1 Palace Pier Court, has a putting green.

Les Clefs d’Or – The exclusive concierge service of elite hotels, like the Four Seasons, only at Palace Place.

Did you know? Palace Place is one of only two condos to offer a Les Clefs d'Or Concierge in Toronto.

Only Palace Place, 1 Palace Pier Court, has an exclusive Les Clefs d’Or Concierge. This is the same service that you would find on a visit to the Four Seasons. This service manages the day to day requests of our residents, including event and travel planning, lifestyle services, relocation assistance, and entertainment arrangements, backed by a network of contacts to look after our residents’ every need.

Palace Pier, 2045 Lake Shore Blvd West, can never have this service due to a decision by the organization to no longer service any condominiums.

Therefore, this is an exclusive, grandfathered service available only to Palace Place, 1 Palace Pier Court.

Pricing

The biggest of all differences is obviously pricing.

Palace Place, 1 Palace Pier Court, had an average price per square foot of $914 in 2021. Palace Pier, 2045 Lake Shore Blvd West, had an average price per square foot of $606 in 2021.
