Buyer behaviour: Acting now on high-value properties with great locations/views/layouts ahead of expected rate hikes
Overall market: 62,433 single-family sales – 3rd lowest since 2001, down 7.6% from 2024
Average price: Toronto area ↓4.4% to $1,067,968
City of Toronto: Detached avg $1,640,220 | Condo avg $686,430 (↓ from $721,019)
Premium pockets still resilient:
Humber Bay Shores condos: Avg $703,873 (↓6.6%); 305 sales under $750k + steady higher-end demand
Ultra-premium west-end detached (e.g. W08 – The Kingsway): Avg $2,780,678 ↑0.6% with rising sales
Main pressures: U.S. trade uncertainty + foreign buyer ban (extended to Jan 2027)
