Canadian hype is driving the real estate market. It is just unfounded.

The real estate market is being driven right now by unfounded hype as most Canadians rally around Canada’s “tariff for tariff, dollar for dollar” strike on the US. What Canadians are seemingly missing is that the US is still out there making other deals, like the recently announced deal for 65 billion barrels of Venezuelan oil. Such a deal ultimately means that the US, Canada’s biggest oil buyer, will have less reliance on Canadian oil, if any at all. The US is clearly looking for new suppliers to replace Canada.

In all, 21 countries have signed new trade deals with the US, and not one has wavered from that commitment. As this begins to sink in, it will undermine economic certainty and could lead to dark days ahead for the real estate market.

Now is the time to consider selling to capitalize on the existing hype for Canada, because it just won’t last.

As Dr. Sylvain Charlebois has put it best:

“The term “trade war” serves a political purpose, but this is not a trade war. Canada’s dollar-for-dollar retaliation against the world’s largest economy will eventually run out of road. What we are witnessing is a fundamental shift in U.S. foreign and trade policy—and 21 countries have already signed agreements accepting that new reality.

Prime Minister Carney may be extremely popular internationally, but Canada remains largely alone. If other countries truly believed Canada’s approach was the right one, they would be standing with us, and not just with words.”

After assurances of a forthcoming deal and on the verge of what would have been the path to economic certainty, Canada has opted to strike at the US “tariff for tariff, dollar for dollar”, as it suspends trade talks with the US at the last minute.

Amidst record-high job losses, insolvencies, and foreclosures, Canada has put 2.5 million jobs at risk, as it foolishly tries to outmaneuver the world’s largest economy, which purchases over 75 percent of Canada’s exports. 

We have not even heard from President Trump yet, and we know that will not be pretty. 

As we have maintained since April 2025, the Canadian economy would gain significant stability from a robust trade agreement with its largest trading partner, provided the government can overcome its ineffective negotiation efforts. The entire 16-month ordeal has been a litany of missteps and a masterclass in unnecessary escalation. Canada’s threatening to shut off power to US homes, pulling American alcohol off shelves, running the ill-fated Reagan ad campaign, flip-flopping on the DST, cozying up to China on EVs, and endless attacks on our biggest customer, the one country that buys over 75 percent of our exports, only hurt Canada and delayed the inevitable.

Perpetual, compounding uncertainty is the new norm. Buckle up.

After 16 months of missed deadlines, Canada appears to have a US trade deal

(UPDATED with exclusive video)

After over 16 months and at least 5 failed deadline commitments by the Canadian government (July 16, 2025, July 21, 2025, August 1, 2025, October 2025, and July 1, 2026), it appears that Canada may have secured a trade deal with the USA.

Late yesterday evening, President Trump had announced on Truth Social:

“I have paused the 50% Tariffs against Canada, that were scheduled to kick in tomorrow morning for a three day period, based on the fact that Canada and the U.S.A., subject to the finalization of documents, have a DEAL! The great Keystone XL Pipeline, long ago killed by Sleepy Joe Biden, may be awoken from the grave!”

United States Trade Representative Jamieson Greer had echoed on X.com:

“Congratulations Mr. President. The deal will include comprehensive market access for all American goods, economic security commitments, digital trade alignment, and many important provisions that will continue to protect our market and American workers, along with our Canadian partners.”

Through the Prime Minister’s office, Mark Carney, had acknowledged:

“Over the last number of weeks, Canada has engaged in intensive discussions with the United States to address outstanding trade issues and deliver greater certainty and real benefits for Canadian businesses, workers, farmers, and families.

Substantial progress has been made, although there is important work still to be done. As this work is ongoing, the United States has agreed to postpone the implementation of its 50% tariff on a range of Canadian goods under Section 338 of the U.S. Tariff Act of 1930 until end of day, August 21.

While we continue this work, Canada remains focused on building a stronger, more independent, and more competitive economy at home.”

While we are still unsure whether this deal is simply intended to mitigate the recently threatened 50% tariffs on numerous sectors or whether it also addresses broader USMCA issues, the news is certainly welcome.

Whatever the deal, it will signal long overdue stability. In our view, it would be like rocket fuel for the economy that could trigger the most active Fall market for Toronto real estate ever!
