As highlighted by the above article from The Real Deal, new construction in New York City is experiencing endless issues with water leaks, shoddy construction, and mechanical failures.
I have been saying it for years now. When it comes to condos, newer IS NOT better. Buying a condo that has been built recently is a risk. It is a risk because it was most likely rushed to completion, and it is a risk because the condo has just been handed over to the owners from the builder, so the financial stability and maintenance fees are a big question mark.
Then, when your Corporation elects its first Board of Directors, you pretty much have a group of owners who have never served on a condo board before led by a brand new manager still trying to figure out the mess left behind by the builder, which, in a nutshell, leads to bad decision-making and increased maintenance fees.
Then, your suite, as so many other buildings have experienced, could be flooded on a regular basis because the plumbing was not set up right. Watch how fast you become uninsured and your carefree condo dream becomes a nightmare.
This is why I strongly recommend that clients buy an older condo, because it is established and secure.
In older condominium construction, the walls and floor plates are thicker, and the suites are spaced out farther apart, so you are not hearing and “living” with your neighbours.
This all brings me to the reason why Palace Place is the ONLY place to be.

This home was on the market for a total of 130 days with a top realtor, who even appears on television, without a sale.
Out of frustration, the sellers came to me.
I overcame the stigma of the home having been listed before with a fresh, new staging and marketing plan.
The result, I had sold 1514 Princeton Crescent in Oakville for $2,330,000. This was $331,000 over ask. Experienced negotiation strategies were essential, as the process went on late into the night.
Few agents could have pulled this off, and that represents the current state of the market. Yes, you can get an amazing price, but you need a seasoned expert to do it. Record prices are not automatic just because you list with anyone in what appears to be a strong seller’s market. You need someone who will make the extra effort and get the deal done.

Since I had launched this chart in 1997, many realtors and realtor marketing firms have tried to copy it. Often imitated, never duplicated. Below is your live look at Palace Place prices.
I prepare my market numbers, statistics, and information myself. Other realtors rely on marketing firms, as they simply do not know how to do it themselves.
Makes you wonder what else they don’t know?
In 1997, before the Internet was in every household, I had launched a monthly Palace Place Price Chart report, so that owners could accurately track the sale prices for Palace Place suites, with the belief that such information should be free and readily available to all. It was an innovative, noble effort. However, this was not a popular idea with some trade organization directors at the time, and those ‘powers that be’ had launched a costly effort to prevent it.
In the end and at great expense, I had won, and this report has been sent to clients and the community for almost 25-years! This is why I lack reverence for the copycats.
